developer, who we had a long term relationship with was approached by
a Medical Center in Erie to provide new lease space for various types
of medical offices. The location needed to be close to their
main campus and therefore a small business / residential area.
The developer was able to obtain options on five properties in the
vicinity of the Medical Center.
Westminster Place Development, Weborg Rectenwald Buehler Architects
and our Firm, Odyssey Builders, Inc. were brought together to produce
a viable project for St. Vincent Health Care.
It was placed squarely on our shoulders to bring a new building into
budget. The proposed property and zoning requirements were the
controlling factors for the architect to complete a final building
design. A site elevation variation of over 12' influenced the
parking and the ultimate building style. The architect concluded
that a structure with one half of the first floor in the ground was
appropriate. Numerous foundations and structural steel designs
were recommended and by working with the structural engineer and
architect we were able to determine the most economical.
Scheduling was very interesting, yet an acceptable time
frame was agreed upon. Demolition of the existing buildings began in
May and substantial completion was in February the following year.
All goals were met to satisfaction of the owner and tenants.
